Another Look at the High-end Market
About a year ago I started tracking the high-end market (over $2.0M) more seriously and wrote an article about it. I’ve since tweaked my stats a touch and have been collecting them long enough now to iron out my process. The data below was collected and analyzed on May 15th, 2026.
Like most things in real estate, the strength of the high-end market depends on location. Some areas show strong sales absorption while others show multiple years’ worth of expected time on market.
I have two abbreviations below that I’ll define. S YTD stands for Sales Year to Date, meaning sales from Jan. 1st, 2026 through May 15th, 2026 in the below data. S YOY stands for Sales Year over Year, meaning all sales that occurred over the last 12 months, June 15th, 2025 through May 15th, 2026 in the below data.
The trends I’ve noticed so far in the first year of data, Lafayette, Longmont and Superior don’t have a lot of $2M plus inventory yet. The City of Boulder contains the most high-end inventory in the County (not a shocking insight). When you get above $10M, there is 16 years worth of inventory on the market. Nice to see some moisture finally, hope everyone is ready to enjoy the start of Summer!
